Selling an investment property?

Ryan markets to investors on the numbers they care about, handles tenant-occupied showings, and coordinates with your attorney and qualified intermediary if you’re doing a 1031 exchange.

Investor questions.

What is a good cap rate for a Long Island rental?+

It depends on the town, property type and condition. Long Island rentals often trade at lower cap rates than many other markets because of high prices and property taxes. Ryan looks at cash flow, debt coverage and long-term appreciation together.

How does a 1031 exchange timeline work?+

Under IRS rules you must identify replacement property within 45 days of selling and close within 180 days, using a qualified intermediary to hold proceeds. Talk to your tax advisor before you list.

Can I rent out a basement or accessory apartment on Long Island?+

Only if it’s legal. Each town has its own rules on accessory apartments, permits, owner occupancy and code requirements. Verify legal use with the town before counting rent in your numbers.
